How It Works
CompShield follows the analysis you already perform — it simply organizes the market data and the resulting support so it can be reviewed and documented quickly.
Step 1 — Upload MLS Sales
Export closed sales from your MLS and upload the CSV. Use the closed-sale set you have already selected as relevant to the subject's market area and time frame.
Step 2 — Enter the Subject
Enter GLA, lot size, pool, garage, bedrooms, bathrooms and other relevant characteristics so the subject profile can be compared against the uploaded market data.
Step 3 — Analyze the Market
CompShield evaluates relationships within your market data and produces regression-supported adjustment indications for characteristics such as GLA, pool and garage capacity.
Step 4 — Document the Analysis
Generate organized supporting documentation — methodology, derivation of indications and reconciliation — for the appraisal workfile, and download it as a PDF.
CompShield is an analytical support tool and does not replace the appraiser's professional judgment. The appraiser remains responsible for data selection, methodology, analysis, conclusions, and compliance with applicable appraisal standards.
