This page describes what CompShield AI for Appraisers actually does with your data. Every statement below reflects how the product is currently built.
Your MLS CSV export
The CSV you upload is read and parsed entirely inside your web browser. The file itself is never transmitted to our servers and is never stored. Clearing the dataset, closing the tab, or leaving the page discards it.
Subject property information
The subject details you type (address, gross living area, lot size, pool, bedrooms, bathrooms, garage bays) are only stored if you leave 'Save this report to my history' switched on when you generate an analysis. With it off, nothing about the subject leaves your browser.
Generated analysis and addendum
When saving is enabled, the derived adjustment figures and the generated narrative are stored against your account at the moment the report is generated. They are readable only by you; database access rules restrict every report row to the account that created it. Individual comparable sale records from your CSV are not stored.
Account information
We store the email address and authentication details required to sign you in, keep your report history separate from other accounts, and contact you about your account or a payment problem.
Billing data
Payments are processed by Stripe. Card details never reach our systems. We retain the Stripe customer, subscription, price and session identifiers, the plan status and period dates, and a ledger of credit movements, so that your entitlements can be verified.
AI processing
Generating an analysis and its addendum is performed by statistical code running on our own infrastructure; no property information is sent to a third-party AI provider. If you deliberately connect an outside assistant (ChatGPT, Claude) to your account through the Connect page, that assistant reads the reports you have saved — that transfer is initiated by you and can be stopped by revoking the connection.
Retention
Saved reports and their confirmations remain in your account until you delete them or delete your account. Billing records and credit ledger entries are kept for as long as required for accounting and tax purposes. Security and audit events are kept for up to 24 months.
Deleting your data
You can delete any saved report from Report History at any time; deletion is immediate and permanent. To delete your whole account, submit a deletion request from your billing page or email us — the account, its reports, confirmations and audit events are removed, apart from billing records we must retain by law.
